The river reaches further than people expect

Tidal creeks off the Okatie push well inland, and where there is tidal influence there is generally a critical-area line and a buffer to go with it. Parcels that look like plain upland pine on a map can have a marsh finger running through the back of them.

This is the single most common surprise we find on Okatie parcels, and it is much cheaper to find it before the quote than after the machines arrive.
